Where is Seascape located?

Seascape enjoys a privileged location in front of the Sea of Cortez, specifically on Blvd. Tetakawi 507, San Carlos, Sonora, C.P. 85506.

Who is behind the development of Seascape?

The project is led by Grupo TerraVital. They have more than 30 years of experience in the real estate sector. To date, the group has developed more than 90 projects in Mexico. Of these developments, 8 are located in the state of Sonora.

What are the key dates of the project?

Construction is scheduled to begin in the first quarter of 2026.
Unit deliveries are scheduled to begin in March 2028, following a phased schedule.

Ownership schemes

What is the Smart Ownership model and how is it different from a timeshare?

Smart Ownership is a real estate co-ownership model structured through a trust. Unlike a timeshare, in Seascape you acquire an equity interest in a specific unit, which means that there is real property ownership and not just a right of use. In addition, as an owner you can sell, inherit or rent your fraction in accordance with the rules. This model does not work with points clubs and is part of a residential condominium, not a hotel.

What is the difference between Smart Ownership and Full Ownership?

Can I buy an apartment in Full Ownership and then convert it to Smart Ownership?

No. The Smart Ownership model operates under an integral, multivariable and centralized system. Replicating this model in a single unit in isolation would break the operational, legal and financial logic of the project.

Enjoying your property (use and rules)

If I purchase a unit at Smart Ownership, how long can I use it?

Each unit in this scheme is divided into 8 fractions. As an owner of a fraction, you are entitled to enjoy 6 weeks of use per year.

What happens to the remaining weeks of the year in the Smart Ownership scheme?

If we multiply the 8 fractions by 6 weeks, they add up to 48 weeks. The remaining 4 weeks of the year are used exclusively to provide a thorough maintenance to the property, ensuring that it is always in optimal conditions for your arrival.

What are the check-in and check-out times and days?

  • Weeks of use can start on Tuesday, Wednesday or Thursday.
  • Check-in is at 1:00 p.m.
  • Check-out takes place at 11:00 a.m.
(Note: These times are subject to final validation of the operating manual).

Can I bring guests or borrow my unit?

Yes, family or friends can attend in your place, as long as they have a pre-authorization and respect the rules of the regulations. It is important to remember that each type of apartment has a maximum capacity by regulation and civil protection that must be strictly respected.

Is Seascape a Pet-Friendly project?

Yes, pets are allowed. We have clear rules of coexistence and responsibility within our rules to ensure harmony among all residents.

Administration, income and investment

Can I put my unit or my weeks for rent?

Yes, it is possible to rent. Rentals are managed exclusively through the official application and must be for full weeks. For the management of this service, the administration charges 25% of the income generated by the rental.

Do you accept mortgage loans?

Yes, we accept mortgage loans. You can approach an advisor to review which institutions and what progress of work is required.

Can I sell my property in the future?

Yes, you can sell your apartment or your fraction once the stipulated lock-up period is over. You can make the sale directly or rely on the project to do so.

Amenities and services

Do all apartments have ocean view?

Yes, absolutely all apartments have balconies facing the sea.

What aquatic amenities does the project offer?

  • A main pool equipped with pool bar, sundecks, family area and children's area.
  • Relaxing Jacuzzis.
  • An infinity pool for contemplation.
  • Pool towel service included in the rate.

Will the restaurant be open to the general public?

No. The restaurant is exclusive and access for non-residents is by direct invitation of a resident or owner only.

How does parking work?

The master plan calls for 260 open boxes. In order to favor flexibility and efficient operation, the parking spaces are not assigned. In addition, the shopping plaza has its own independent parking lot.
